How to Remove Mold From Your House and Keep It From Coming Back

To remove mold from a house for good, correct the moisture that is supporting it first: a leak, condensation, water intrusion or poor ventilation. EPA says small areas—roughly under 10 square feet—can often be handled by homeowners, while larger damage, contaminated water or heavily affected materials call for professional help. Cleaning without fixing moisture commonly leads to regrowth.

Visible mold looks like the main problem, but it is usually the symptom. Mold needs moisture to keep growing. If you wipe a wall clean while leaving the leak, condensation or water intrusion that keeps it damp, the result may look better for days or weeks and then return.

The correct order is find the water, stop it, dry the area, then clean or remove the affected material.

Start by asking where the moisture is coming from

Check for dripping pipes, failed seals, roof leaks, wet window areas, condensation on cold surfaces, bathrooms with weak exhaust and rooms where indoor drying creates constant humidity.

A moisture meter or hygrometer can help, but the pattern itself often tells a story: does the mold appear after showers, rain, winter weather, a known leak or behind furniture pushed against an exterior wall?

You usually do not need a lab test for every visible patch

EPA says that when mold growth is already visible, sampling is generally unnecessary before cleanup. The priority is to remove the growth and fix the moisture problem.

Testing may have a role in specific professional investigations, but it does not replace finding the water source.

The size of the problem changes the response

EPA uses about 10 square feet as a practical reference point: in many situations, a smaller area can be handled by a homeowner using appropriate cleanup and protective measures.

If growth covers a larger area, there has been substantial water damage, HVAC components are contaminated, or the water came from sewage or another dirty source, experienced professional remediation is the safer route.

Protect your breathing, eyes and skin

Avoid creating unnecessary dust and airborne debris. For small cleanup work, EPA guidance can include gloves, eye protection and an N95 respirator depending on the task.

People with asthma, severe allergies, immune suppression or other relevant health concerns may need to avoid cleanup and discuss exposure with a health professional.

Hard surfaces are usually easier than porous materials

Tile, glass and other hard surfaces can often be physically cleaned with water and detergent, then dried completely. The goal is to remove the growth, not merely bleach its color.

Drywall, insulation, carpet, ceiling tile and other porous materials can hold moisture and growth below the surface. When heavily affected, removal and replacement may be more reliable than repeated surface cleaning.

Do not paint over active mold

Paint can hide staining temporarily, but it does not remove growth or moisture. EPA advises against painting moldy surfaces before they are cleaned and dried.

If paint is peeling, drywall feels soft or the stain returns, investigate what is happening behind the finish rather than adding another coat.

Bleach is not a universal mold answer

EPA does not recommend routine use of biocides such as chlorine bleach for every mold cleanup. On porous materials, a surface treatment may not reach growth inside the material, and mixing cleaners can create dangerous fumes.

Never mix bleach with ammonia, acids or other cleaners. If a specific product is used, follow its label and verify compatibility with the surface.

Drying quickly after a leak reduces risk

After a clean-water leak or spill, remove water and dry materials promptly—ideally within about 24–48 hours when practical. Air movement and dehumidification can help when they are appropriate for the situation.

Water from sewage or another contaminated source should not be treated as an ordinary household cleanup.

Control indoor humidity

EPA emphasizes moisture control for mold prevention. Vent bathrooms and kitchens, use exhaust fans that discharge outdoors and correct chronic condensation or vapor sources.

A dehumidifier can help in a damp room, but it is not a substitute for repairing a leak. If the tank fills constantly in one area, keep looking for the moisture source.

Watch what happens after cleanup

The area should remain dry and free of musty odor. If mold returns to the exact same spot, that often means the moisture source remains rather than simply that you cleaned badly.

Use the recurrence as a clue to inspect insulation, roof or wall leaks, plumbing, thermal bridges or ventilation depending on where the patch appears.

When not to do it yourself

Bring in professional help for extensive growth, significant hidden damage, structural materials, contaminated water, suspected HVAC contamination or households where occupant health risks make cleanup exposure a concern.

Solving mold is not about making a wall look white again. It is about leaving the material clean and dry and removing the moisture condition that allowed growth to continue.
